I have a second kitchen in the basement and a garage with no permit. Do you buy each house “as is”?

We purchase every property in “as is” condition. We don’t care if the house has mold, extra kitchens, open permits, extensions with no permits, mold, structural damage, raccoons living in the basement, or tenants that won’t vacate.  We don’t care about the condition or the circumstance.  Stop stressing and let us deal with the problems.

I know the house is dated and needs work but won’t a young first time homebuyer buy it and fix it up little by little?

Probably not. The modern buyer understands that it’s easier and more cost effective to purchase a house that is updated and pay it off over 30 years.  Dated houses cost a little less but require tens of thousands of dollars to update.  Not to mention the inconvenience of living in a construction site.  As a result these older dated homes sit on the market for long periods of time.

Won’t I get more money if I list with a realtor?

Not usually. When you factor in 4% – 6% real estate agent commissions and months of holding costs (taxes, insurance, utilities, maintenance, mandatory repairs, etc), the seller often leaves the realtors closing with less money than if they would have accepted a cash offer at the beginning.
