- Property Access: Prospective purchasers may conduct exterior drive-by inspections of the property. However, entry onto the property, including walking the premises, is strictly prohibited without prior written authorization. Interior access is not permitted under any circumstances.
- Assignment Processing: All assignment transactions must be facilitated exclusively through Handsome Acquisitions’ designated title company, Equity Land Abstract.
- Contract Compliance: Investors must strictly adhere to the terms and conditions of the underlying purchase contract. No modifications, amendments, or deviations will be permitted.
- Transfer Taxes: The investor shall be solely responsible for any and all transfer taxes assessed on the wholesale assignment fee.
- Property Condition: Properties are conveyed strictly in “as-is” condition. No warranties, express or implied, are made as to the condition of the property. Properties will not be cleaned or broom swept prior to closing.
- Title and Liabilities: Title will be delivered free and clear of monetary liens, judgments, and fines. However, any open permits, municipal code violations, or issues relating to the Certificate of Occupancy (CO), if present, will remain with the property and are the sole responsibility of the purchaser post-closing.
- Offer Integrity: Investors must perform their due diligence and submit offers with full confidence. Attempts to renegotiate the purchase price after mutual agreement will result in immediate termination of the agreement and forfeiture of the transaction.
- Funding Requirements: All transactions must be funded via cash or hard money. Conventional financing is not accepted.

Under no circumstances should the seller be made aware that the buyer is acting as a substitute buyer or be informed of the assignment fee. Any breach of this confidentiality requirement may result in disqualification from participation in future transactions with Handsome Acquisitions.
